Taking the leap from renting to buying a house is a big moment for many young adults. But after the initial excitement wears off, new homeowners may find that they're not sure how to properly maintain their homes. Here's a handful of tips to help you through your first months (or years) of homeownership.
- Save Money: You saved up to make a down payment on the house, but you're not done saving yet. Sock away some money every month in case of emergency. You never know when a water heater will break down or a window may need replacing.
- Inspect the Property: Make a calendar reminder for yourself to inspect your home annually. Simply walk around and do a thorough visual inspection of all areas of the home — including the basement, attic and roof — for signs of damages, leaks, mold or pests. Make arrangements for repairs as needed.
- Keep Records: Make note of every home improvement you make, from switching to energy efficient light bulbs to installing a new roof. Your hard work helps increase the property's resale value.
- Change the Locks: Just in case the previous homeowner generously passed out keys, have all the locks and the garage door code changed upon moving in.
- Prepare for Fire Risks: Fires contribute to a high number of home insurance claims. Test the smoke alarms and change batteries as needed. It's also recommended that you keep a few fire extinguishers on hand in areas like the kitchen and the garage.
- Change Air Filters: Most homes require fresh air filters every few months to keep things working efficiently. Purchase filters in bulk so you never have to worry about not having them on hand when needed.
- Appliance Maintenance: Knowing the age of your appliances helps you determine when it's time to get new ones, as they all have lifespans. Another strong recommendation when it comes to appliances is to purchase steel braided hoses for your washing machine in place of the standard rubber hoses.
- Get the Right Coverage: A good homeowners insurance policy protects your assets from a variety of risks and hazards. Not to mention, most mortgage lenders require you to buy insurance. Work with your independent insurance agent to get the coverage you need.
